Chapelizod is an old village, and the housing reflects that. Period terraces and cottages on narrow plots, small rooms, and in parts of the village a conservation setting that affects what can be done to the outside of a building.

Bathrooms here are usually small, frequently retrofitted, and more interesting to work on than a modern equivalent.

Small Rooms, Careful Planning

In a period cottage or terrace the bathroom is often genuinely tight, and every decision has consequences. Door swing, basin projection, where the WC cistern sits, whether the radiator can move, whether a shower enclosure will physically fit without blocking something else.

This is where a survey earns its keep. Getting a small bathroom right is a design problem rather than a shopping problem, and it is worth working out on paper before anything is ordered.

Removing a bath in favour of a walk-in shower is frequently the change that makes a small period bathroom workable, though it is worth thinking about resale if it leaves the house with no bath at all.

What Previous Work Left Behind

Most bathrooms in these houses were installed into space that was originally something else. What we find varies enormously: waste routed the shortest way rather than the correct way, floors never built up for a wet room, tiling onto surfaces that should not have been tiled, and occasionally very good work by someone who knew what they were doing.

It has to be established before a fixed price, which is why we open up rather than quote from a walk-through.

Access in the Village

Chapelizod houses are narrow, frequently terraced, and often have no side access. Everything comes in and out through the house, and on some of the village streets even parking a van close enough to work from takes planning.

That is entirely normal for us. It just affects sequencing, the protection needed inside the house, and the cost, so we look at it at the first visit rather than assuming.

Conservation

Parts of Chapelizod carry conservation designations and some buildings are protected structures. That rarely affects an internal bathroom renovation, but it can affect anything requiring a new external vent, window or soil pipe on a visible elevation. Where that applies we check the position with Dublin City Council before committing.
