The Real Constraint: Where the Stairs Go

The binding constraint here is almost never the roof. It is the floor plan below it.

These houses are narrow, the landings are small, and a compliant staircase to an attic room needs both run and headroom that a Victorian terrace was never laid out to give. On many Stoneybatter properties the honest answer is that the new stairs will cost you part of a bedroom below, and that trade-off has to be understood before anything else is decided.

On single-storey cottages the question is different again: there is often enough roof volume for a room, but reaching it without destroying the layout underneath takes real thought.

Chimneys, Party Walls and Fire Separation

Older terraces bring details that suburban houses do not. Chimney breasts frequently sit right in the middle of the usable roof space and have to be worked around or, with the right structural advice, dealt with properly.

Party walls matter more too. In a terrace, fire separation between your attic and your neighbours has to be genuinely continuous up to the underside of the roof, and in houses of this age it frequently is not. Putting that right is part of the job rather than an optional extra.

Planning and Conservation

Stoneybatter is in the Dublin City Council area, and parts of the wider neighbourhood carry conservation designations. Some individual buildings are protected structures.

This matters more here than almost anywhere else we work. A rooflight on a rear roof slope is a very different application to a dormer on a street elevation in an area valued for its intact Victorian character. Where a property is a protected structure, the bar is higher again and the works need to be approached accordingly.

Where a full conversion is not realistic, and in these houses it sometimes is not, boarding the attic properly for storage is a genuinely useful alternative.

The boards sit on a raised platform above the insulation rather than crushing it. Insulation compressed flat under floorboards stops working, and correcting that later means lifting a floor you have already paid for. In older houses we also check the existing ceiling joists are up to carrying a storage load at all, because in properties of this age they often were not sized with that in mind.

If the attic stays a cold storage space, insulation goes at joist level across the attic floor. If it becomes a room, it moves up to rafter level so the space sits inside the warm envelope.
