Attic Conversion Rathfarnham

Why a loft conversion is perfect for growing families

Attic Conversion Rathfarnham

If your home in Rathfarnham is starting to feel cramped, an attic conversion can give you the extra room you need without the expense and disruption of moving. A new bedroom, a home office, a playroom or a guest room, built into space you already own.

Rathfarnham has an unusually wide spread of housing, and more bungalows and dormer bungalows than most parts of Dublin. A bungalow attic is potentially a whole extra floor rather than a spare corner, and it is a genuinely different job. We survey before recommending anything.

Attic Conversions in Rathfarnham

Rathfarnham has an unusually wide spread of housing, from the older village and the 1930s and 1950s houses through the large estates of the 1960s and 1970s to more recent development. It also has more bungalows and dormer bungalows than most parts of Dublin, and those are a different job entirely.

Bungalows and Dormer Bungalows

If you are in a bungalow, the attic is not a spare corner of the house. It is potentially a whole additional floor, and the roof area relative to the footprint is far larger than in a two-storey house.

That makes bungalow conversions among the most rewarding we do, and among the most involved. The questions are where a compliant staircase can go without wrecking the layout below, whether the existing roof has the height and pitch to give usable rooms, and whether dormers or a roof alteration are needed to make it work.

Dormer bungalows are a slightly different case again. There is often habitable space up there already, and the work is about extending, improving or properly insulating it rather than starting from nothing.

We survey before recommending anything, because the answer varies enormously between two bungalows that look similar from the road.

Two-Storey Houses: Cut or Trussed

For the two-storey housing, the deciding factor is age. Rathfarnham’s older houses and the 1960s and 1970s estates generally have traditional cut roofs with open, usable space and often good head height.

Houses built from the 1980s onwards typically have prefabricated trussed roofs, whose diagonal webs fill the space and must be removed and replaced with a structural system before the attic can be used. That is routine work but it needs to be in the quotation from the beginning.

Planning Permission in Rathfarnham

Rathfarnham is in the South Dublin County Council area. As a general position, converting within the existing roof profile with rooflights is usually straightforward, while a dormer, and particularly a dormer visible from the road, changes the position considerably.

Bungalow conversions more often involve dormers or roof alterations simply because of how the geometry works, so the planning question tends to matter more here than on a standard two-storey house. We confirm the position for your address with the council before anything is committed to, and building regulations apply regardless of the planning outcome.

Attic Flooring and Insulation in Rathfarnham

Where a conversion is not the right answer, boarding the attic properly for storage is a fraction of the cost. Boards sit on a raised platform above the insulation rather than compressing it, which is the most common attic mistake we are called out to correct.

On insulation, a cold storage attic is insulated at joist level while a converted attic needs it at rafter level. In a bungalow this matters more than usual, because the roof is such a large share of the total heat loss. Full detail is on our home insulation page.

Attic Conversion Rathfarnham FAQs

Often yes, and it can effectively add a whole floor because the roof area is large relative to the footprint. The two questions are whether a compliant staircase can go in without ruining the layout below, and whether the roof has the height and pitch to give usable rooms. Dormers or a roof alteration are more commonly needed than on a two-storey house.

Usually. There is often habitable or semi-habitable space up there already, so the work becomes extending it, improving the head height, or insulating it properly rather than starting from scratch. Many older dormer bungalows have poor rafter-level insulation and are uncomfortable year round as a result.

Rathfarnham is under South Dublin County Council. Converting within the existing roof profile with rooflights is usually straightforward. Because bungalow conversions more often need dormers or roof alterations, planning tends to matter more here than on a standard two-storey house. We confirm your specific address with the council first.

Probably not. Houses of that era generally have traditional cut roofs with genuine open space and often good head height, which makes them among the more straightforward conversions. Trussed roofs became standard later, from roughly the 1980s onwards.
