Attic Conversion Balbriggan

Why a loft conversion is perfect for growing families

Attic Conversion Balbriggan

If your home in Balbriggan is starting to feel cramped, an attic conversion can give you the extra room you need without the expense and disruption of moving. A new bedroom, a home office, a playroom or a guest room, built into space you already own.

Balbriggan grew faster than almost any town in Ireland through the 2000s, and that shapes nearly every conversion here. The great majority of the housing is recent, and recent housing means trussed roofs needing structural alteration before the space is usable at all.

Attic Conversions in Balbriggan

Balbriggan grew faster than almost any town in Ireland through the 2000s, and that single fact shapes nearly every attic conversion we quote here. The great majority of the housing is recent, and recent housing means one thing above all: trussed roofs.

Almost Everything Here Is Trussed

If your house is on one of the estates built from the late 1990s onwards, it will almost certainly have a prefabricated trussed roof. Instead of a few large timbers with open space between them, the roof is made of factory-built W-shaped frames whose diagonal webs cross straight through the middle of the space.

As built, that space is not usable and cannot simply be boarded out. The webs have to be removed and the roof load transferred onto a new structural system first. That is engineered work rather than carpentry, and it needs to be in the quotation from the beginning.

It is entirely routine and we do it regularly. But it is the reason a Balbriggan attic conversion generally costs more than the same room in an older Dublin house, and anyone quoting you without having established the roof type has not looked properly.

The older housing around the town centre and the harbour is a different matter, and more likely to have a traditional cut roof.

Head Height on Modern Estates

Modern estate housing tends to have shallower roof pitches than older stock, and head height is often the deciding factor rather than the structure.

Once you add the new floor build-up and rafter-level insulation, usable height reduces further. Where it is marginal, a dormer gains both headroom and floor area, and on a semi-detached or end-of-terrace house a hip-to-gable alteration is worth assessing. Where the height genuinely will not work, we say so at survey rather than after you have committed.

Weather Exposure on the Coast

Balbriggan is on the coast, and roofs here take more weather than they do inland. When we open up a roof for a conversion or a dormer, we look at the condition of the existing covering and flashings while we are up there.

It is worth knowing whether your roof covering is near the end of its life before building a room underneath it, rather than discovering it two winters later.

Planning Permission in Balbriggan

Balbriggan is in the Fingal County Council area. As a general position, converting within the existing roof profile and lighting it with rooflights is usually straightforward. A dormer changes the position, particularly one visible from the road, and a hip-to-gable alteration changes the roof shape and is assessed on its own terms.

We confirm the position for your specific address with Fingal before work is committed to. Building regulations, including fire safety and a compliant staircase, apply regardless of the planning outcome.

Attic Flooring and Insulation in Balbriggan

Where head height rules out a conversion, boarding the attic properly for storage is a sensible fraction of the cost. On a trussed roof this still needs doing correctly: the boards sit on a raised platform above the insulation, and the platform must avoid loading the ceiling ties in a way they were never designed to carry.

On insulation, a cold storage attic is insulated at joist level and a converted attic at rafter level so the room sits inside the warm envelope. Full detail is on our home insulation page.

Attic Conversion Balbriggan FAQs

If it is on one of the estates built from the late 1990s onwards, almost certainly. Trussed roofs have repeated W-shaped frames with diagonal braces crossing the space. They convert perfectly well, but the webs must be removed and the load transferred onto a new structural system first. Older housing around the town centre and harbour is more likely to have a traditional cut roof.

Because of the trussed roof. The structural alteration needed to make the space usable at all is real engineered work that an older cut-roof house simply does not require. Anyone quoting you without having established your roof type has not looked properly.

This is often the deciding factor here rather than the structure, because modern estate housing tends to have shallower roof pitches. Height reduces further once the new floor and rafter-level insulation go in. Where it is marginal, a dormer or a hip-to-gable alteration is worth assessing. Where it genuinely will not work we say so at survey.

Roofs in Balbriggan take more weather than inland ones. While we are up there for a conversion or a dormer we check the condition of the existing covering and flashings, because it is worth knowing whether the roof is near the end of its life before you build a room underneath it.

Book a Free Attic Survey in Balbriggan

The survey costs nothing and carries no obligation. We will tell you what type of roof you have, whether the head height works, what the structural and planning implications are, and what it will realistically cost.

If your attic is not suitable for a conversion we will say so, and talk you through the alternatives including boarding it properly for storage or improving the insulation instead.

We work throughout Balbriggan and north County Dublin, including Skerries, Rush, Lusk, Donabate and Swords.
